Robert M. Winthrop brings a variety of financial experience to Global One Commercial. He has had a strategic consulting practice and brings significant financial advisory expertise to commercial real estate. He has worked with a variety of municipal clients on their financial needs, often assisting these municipalities with their multi-family housing projects. He has also completed complex multi-year budget projects for Erie County, NY and the City of Memphis, TN. In addition he has also served as a project manager for fee studies for St. Paul, MN, St. John's County, FL, Macomb County, MI and the City of Dallas, TX.
His experience includes working for one of the nation's leading providers of independent financial and investment advisory services and the New York City Mayor's Office of Management and Budget (OMB). His expertise in designing detailed econometric models has been a significant advantage to Global One Commercial as it runs its pro-forma analysis to determine the Net Effective rates on long-term lease transactions. Robert also helps to run financial models on project development costs, Internal Rates of Return (IRR), and terminal values for commercial real estate assets.
He has a Bachelor of Science Degree with majors in Mathematics and Political Science from the University of Wisconsin-Madison and a Master of Public Administration from New York University's Robert F. Wagner Graduate School of Public Service. Robert has served as an Adjunct Lecturer of Public Finance at New York University. He also currently serves on the City of Minneapolis Development Finance Committee and was Chair of the St. Paul Area Chamber of Commerce Local Fiscal Policy Committee during 2007.
